Homes in Mexico under $200K

$200,000 in Mexico buys comfortably in most expat markets. Restored colonial homes in Mérida's centro or García Ginerés, two-bed condos in Playa del Carmen or Tulum fringes, modern houses in Guadalajara's Providencia, or a detached home in San Miguel de Allende's outer colonias. CDMX is the exception — Roma, Condesa, and Polanco demand $300K+ for anything meaningful. At $200K expect Mexican middle-class standards: functional layouts, tile throughout, small plunge pools in coastal stock. Fideicomiso trust required for restricted zones (50km from coast, 100km from border) — budget ~$700/year bank trustee fee.
