Under $100,000 in the Netherlands is basically unicorn territory. Dutch property is expensive country-wide, and the cheapest honest listings are small apartments in depopulating eastern towns (Heerlen, Kerkrade in Limburg) or co-ops in Groningen's outer areas. Almost none are in Amsterdam, Utrecht, Rotterdam, or The Hague. Expect 1960s-70s flats, small rooms, and often older heating systems (Dutch gas prices are volatile). This tier is not realistic for most American buyers — the Netherlands has one of Europe's tightest housing markets, and sub-$100K supply is thin and geographically isolated.
