Under $100,000 in the Philippines is abundant. Two-bed condos in Metro Manila's Ortigas, Pasig, and Quezon City, beachfront condos in Cebu's Mactan, and houses with lots in provincial cities (Cagayan de Oro, Iloilo, Bacolod). Critical constraint: foreigners cannot own land in the Philippines, only condominium units (up to 40% of any building). A $75K "house" listing is almost always Filipino-spouse ownership or long leasehold — legally risky for non-residents. Stick to freehold condos. Expect concrete construction, split AC units, and fully furnished options common in developer inventory. Rental yields in Manila's condo market run 5-8% gross.
